Most home inspectors give your electrical system a quick look. They check the panel cover. They note obvious issues. Then they move on.

Phase 3 sends a Class A Master Electrician. We test your panel under load. We check every accessible junction. We verify grounding. You get a written report with specific findings, not vague observations.

What a Complete Electrical Safety Inspection Covers

We go through your entire system from the service entrance to the outlets.

Our inspection covers the main panel and all sub-panels. We identify problem brands, Federal Pacific, Zinsco, and Stab-Lok. We test breakers and check torque. We verify grounding and bonding. We test every GFCI and AFCI for proper function. We check outlet polarity and ground. 

We inspect visible wiring, including knob-and-tube and aluminum branch wiring. We also check smoke and carbon monoxide detector circuits and your exterior service entrance. You receive a written report with photos, findings, and a prioritized list of what needs attention.

When to Schedule an Electrical Safety Inspection
Schedule an inspection if you are buying a home built before 1990.
Schedule one if you are selling and want to avoid electrical surprises at closing.
Schedule one if your insurer is asking about knob-and-tube wiring, aluminum branch circuits, or your panel brand.

Real estate timing matters. We work between offer and closing. If your insurer needs documentation, we provide it. We also recommend inspections after major storms and as a routine check every 25 years for owner-occupied homes.
